Current British Standard guidance means nothing on a new roof should rely on its own weight to stay put. Ridges and hips are fixed mechanically too, not just bedded in mortar.

Walk from the harbour up through Rodwell and out towards Southill and you pass through most of the last two centuries of British roofing. What to look for in a roof replacement company

A quote that names the materials

"New slate roof" isn't a specification. A quote you can trust names the slate or tile, the membrane, the batten size and the fixing method, and says what happens at the chimneys and valleys. If two quotes are thousands apart, the difference is usually hiding in exactly these lines.

They expect to find something under there

Nobody knows exactly what's beneath a roof until it's stripped. A sensible quote explains how unexpected timber repairs will be priced, ideally as a rate per metre, so you aren't presented with an open-ended bill halfway through the job.

The guarantee is written down

Ask to see an example of the guarantee before you sign. It should name the installer, say how long it lasts and what it covers. A verbal promise from a firm you can't find in five years' time is worth very little.

Most of the time the right covering is the one the house was built with, or the one its neighbours wear. A Victorian terrace in slate looks wrong in concrete tiles, and in a conservation area the council may well say so. On a 1960s semi there's more freedom, and a modern fibre-cement slate or a good concrete tile can be the sensible middle ground.

How long does a roof replacement take?

A typical terrace or semi takes one to two weeks once the scaffold is up. Larger or more complicated roofs, or long spells of bad weather, can stretch that. We never leave a stripped section open overnight without secure temporary covering.

Is planning permission needed for a new roof in Weymouth?

Replacing a roof like-for-like doesn't normally need planning permission. If you live in a conservation area, in a listed building, or want to change the material or shape, check with Dorset Council first. We can help you work out which applies.

Do I need Building Regulations approval?

Re-roofing has to meet the Building Regulations. Yes. Almost everyone does. There's some noise and dust in the loft during the strip, so clear anything precious out of the loft space before we start.

Can I add insulation at the same time?

It's the ideal time. With the roof open we can improve ventilation and, where it suits the house, add insulation between or over the rafters. We'll talk through the options and the effect on cost at the survey.
