How we reach the roof
Scaffolding is often the single largest item after labour on a full re-roof. A three-storey Georgian house near the seafront needs far more of it than a bungalow, and scaffold on a public pavement needs extra protection for people walking below. Small repairs from roof ladders avoid this cost altogether.
What the roof is covered in
Natural slate costs more to buy and takes longer to fix than concrete tile. Reclaimed slate for matching an old roof can be cheaper or dearer depending on supply. Stone slates, found on some older Portland and Purbeck buildings, are a specialist material priced accordingly.
What's hiding underneath
We can't see the battens and rafters until the roof is stripped. Our quotes give a fair allowance or a stated rate for timber repairs, so a surprise underneath doesn't turn into an open-ended bill.
Chimneys, valleys and dormers
Every junction needs lead or a dry system and careful labour. A simple gable roof is the cheapest shape to cover; a roof with two chimneys, a valley and a dormer can cost a third more for the same floor area.
Heritage requirements
In conservation areas and on listed buildings, Dorset Council may expect particular materials, such as natural slate or cast-iron gutters. That adds to material cost, though the work itself is the same.
Waste and VAT
Skips and tipping charges for an old roof are a real cost and should be on the quote. Our prices include VAT where it applies, so the figure you see is the figure you pay.

Comparing quotes fairly
Put two or three quotes side by side and check they're describing the same roof. Does each one name the slate or tile? Does it mention a breathable membrane and new treated battens? Is every slate or tile fixed mechanically, as the current British Standard expects? Are scaffold, skips and leadwork included, and is VAT shown?
A quote that's much cheaper than the others has usually left one of those out, and it tends to reappear later as an extra. Ask the question before you sign, not after the scaffold is up.
